With a good marketing program, most properties will sell within fifty days. One of the most important characteristics of a good marketing plan is the right price.
 
It is common for sellers to say "Lets try the higher price -- we can always come down later" -- and for agents, who are hungry for the listing, to go along. You should understand the pitfalls in this approach.
 
First, there is always excitement -- even something of a frenzy -- over a new listing. This is why many properties sell in the first few days. That same excitement does not occur when there is a price reduction. In fact, reaction to a price reduction is often negative -- "Something must be wrong with that property."
 
Next, when a property is overpriced, it will be compared -- unfavorably -- with properties that are legitimately worth that higher price.
 
Then there is the issue of financing for your buyer: Even if he is ready to over-pay for the property, the lender, to protect his loan, will want the property appraised. If your property is overpriced, it will not appraise. The buyers financing will be rejected and the transaction will fail.
